Finding your perfect property for you and your business can sometimes be more difficult than you think.

You love every aspect of a property but you see that there is no "For Sale" sign in a window or out front. You continue dreaming about this property and you know in your heart that this property needs to be your property, but you wonder how you will even go about getting this property if it's not for sale.

 

This is where I come in! Being a commercial real estate agent has so many perks, especially when it comes to "off market properties". 

 

What are Off Market Properties?

Off market properties refers to as property that is sold without ever being publicly marketed for sale. The property's seller either privately advertises the property to a potential buyer or a select group that will negotiate with the buyer/buyer's agent directly. 

 

What are the Perks of Buying Off Market Properties?

-More time to look over the property. Typically the owner is not in a rush to sell off the property, which will give you more time to take a more thorough look before making a decision.

-Staying Ahead of the Competition. Finding off-market properties will give you access to what your competitors don't see. You won't have to compete with as many pross\pective buyers and you have a better chance of buying/closing on the property.

-Negotiations Are More Flexible. The seller will feel more comfortable negotiating due to not having time pressure. Negotiations tend to be much smoother, friendlier, and flexible. The buyer typically has the upper-hand. 

 

Why Sellers List Properties Off Market?

The seller typically desires privacy when it comes to selling their property. Sometimes, the owner sells their property due to a life event they don't want to publicize - divorce or financial hardship. Occasionally, the seller wants to avoid an endless stream of foot traffic from people who aren't truly interested in their property.

 

Things to Prepare Before Looking at Off Market Properties.

-Get pre-approved for financing

-Knowing your possible costs

-Knowing when to negotiate, counter, or walk away from an offer.

-Know how long it will take you to start capturing actual capital from your investment.
