True Value, Diligence, and Patience Translate to Success After Shutdown

CHALLENGE

 If only crystal balls could tell the future... Little did the buyers of 6320 Scott Hamilton Dr. in Little Rock know when they were purchasing the property in 2019 that the nation was about to enter a shutdown of unprecidented magnitude. Just as their store opened its doors in March 2020, the COVID-19 pandemic hit, and the new owners ultimately had to close the business. Unfortunately, they also had on their hands a property in need of significant updates, including a new roof.


ACTION


 In October 2022, the owners reached out to Realtor® Cassie Wells, seeking her assistance in selling the property. Upon viewing the proprety, Cassie immediately recognized the urgent need for a roof replacement.

Initially, the owners wanted a listing price higher than Cassie’s recommendation based on her assessment. But despite inquiries, potential buyers who saw the building expressed concerns with the roof. During an exceptionally cold December, the roof began to leak, causing water damage inside the building. Pipes within the building were also starting to freeze. Alerted by a concerned neighbor, Cassie was able to shut off the water to the building. However, the events also led to further complications, including the growth of mold. In response, the owners conceded to Cassie’s original quoted price for the property. 


RESULT


 In June 2023, negotiations led to the acceptance of a very appealing offer: just slightly lower than the listed price, in cash, with a quick closing of only 10 days. This sale allowed the sellers to focus on other business ventures, while the buyer acquired a new rental property that filled his needs as well. Thanks to Cassie’s true assesment of the property’s value, her diligence, and a little patience, everyone involved in the transaction received satisfaction.
